A beautiful, year-round, recently built duplex property is located at the head of Boothbay Harbor and mere steps from shops, restaurants and activities. The duplex property is comprised of 2, single story apartments and this listing is for the FIRST FLOOR unit ONLY.  While we have done our best to deaden sound between floors, this building is not appropriate for small children.

The light and airy first floor unit is accessed by a side entry ramp which is perfect for mature adults.  The foyer has a custom, built-in bench crafted from reclaimed lumber, hooks, storage baskets and an adjoining closet to organize all of your gear. An adjacent half bath features a built-in vanity with a quartz countertop and nautical decor.

The open concept living, dining and kitchen area overlook the front porch w/harbor views beyond. Native, red birch flooring runs throughout the space which is anchored on one end by the living area by custom built-ins that house a gas fireplace and 55" Samsung 4K UHD smart TV and SONOS sound-bar. The living room furnishings are a mix of comfortable, custom seating in durable, indoor/outdoor fabrics; rugged console and coffee tables; and vintage, painted end tables and a natural sisal rug. The nautical themed décor is a mix of neutrals, blues w/pops of red and references the local area w/artwork and found objects.

The kitchen is built and equipped for cooking; clean white cabinetry, quartz counters, tile backsplash, stainless steel 5 burner gas range, refrig w/ice maker, fully vented exhaust fan and ultra-quiet dishwasher. The island has a large sink w/garbage disposal, to the left is a garbage/recycling pullout and to the right is the dishwasher. There is an open end cabinet that has a microwave and cookbooks. Three teak stools provide comfortable seating for conversations or a quick bite to eat.

The dining area features a beautiful, 60" round, wooden pedestal table and 6 comfortable, white, wooden chairs. The adjoining built-in buffet houses everything needed to set a table and features a quartz countertop and durable, reclaimed open shelving. Dinnerware serves sixteen (16) and includes traditional earthenware as well as a melamine set.

Step outside the double french doors onto the spacious, full-length porch. Overhead are 2 radiant heaters that will ensure comfort on chilly days. Large flower boxes are mounted at the base of the railings and provide beautiful color and privacy from the road. The porch is furnished with chairs and ottomans covered in a durable Sunbrella fabric. The porch opens to the front lawn that is accessible by two granite steps and features a beautiful flower garden and harbor views beyond.

The private master bedroom is past the kitchen area and features a luxury king bed, custom upholstered headboard, bedskirt, pillows and a cream cotton quilt. Furnishings include a soft, woven carpet underneath, vintage painted chests, recessed and bedside lighting, a comfortable chair, a 40" Samsung 4K UHD smart TV, a full length, mirror, and french doors that open onto a private deck overlooking the harbor. The deck is furnished with 2 comfortable, cushioned chairs and is the perfect spot to enjoy morning coffee or sunset cocktails. A roomy walk-in, custom closet offers plenty of wardrobe storage space. The spacious, en-suite, spa bathroom features a locally controlled, radiant heated, tile floor; a 48" vanity with quartz counters; a custom tiled shower w/built-in bench, custom glass enclosure, an oversized shower head, and a supplemental adjustable hand shower head. Open shelving provides ready access for linens, wall hooks for towels and robes, and a sturdy teak bench offers additional storage or seating. .

From the foyer, down the hallway are two bedrooms and a shared, private spa bathroom. The first bedroom features a "sea glass" color palette and a luxury queen bed and custom bedding. There is a soft, woven carpet and the painted, vintage end tables are local finds. The built-in dresser, hooks and hanging bar provide plenty of storage. There is a 40" Samsung 4K UHD smart TV on a swivel wall mount, a full-length mirror, colorful artwork, and plenty of lighting.

The adjoining shared bathroom is accessed through a door from each bedroom. The bath is spacious and evokes a spa feeling with a crisp and clean palette. There is beautiful porcelain tile underfoot while classic white subway tile surrounds the tub/shower and wraps around the room. The space features a tub with sliding glass doors, over-sized showerhead, open shelving for linens, a teak bench for seating and plenty of hooks for everyone’s towel.

The second bedroom adjoins the shared bathroom and is accessed from the hallway as well. This room features a luxury queen bed, soft, woven carpet, and custom bedding. The headboard, side tables and dresser are built-ins and offer plenty of storage. There is a 40" Samsung 4K UHD smart TV on a swivel wall mount, a full-length mirror, colorful artwork, and plenty of lighting. An added bonus in this bedroom is a washer/dryer unit in the closet.

Near the master bedroom is door that opens to the interior back staircase that serves as access to the second floor apartment, a secondary exterior entrance as well as the basement laundry room that is equipped with a full-sized washer/dryer, drying racks, a steamer and iron/ironing board, and supplemental kitchen items.

Each unit/apartment has its own mechanical systems; 80 gallon HW, CENTRAL AIR CONDITIONING/heat, monitored alarm/environment systems, EERO wireless network and a shared wireless printer,

Things to do in Boothbay Harbor
Boothbay Harbor serves as a great place to stay during your Maine vacation as you travel along the Maine Coast. Boat Tours
Boothbay Harbor has been referred to as the Boating Capital of New England. With over 25 daily boat excursions leaving right from the bustling harbor, there is an adventure waiting for travellers of all ages! Harbor tours are a great way to explore the area and see nearby islands, like Burnt Island and further out to sea Monhegan Island. There are also many excursions that offer up close and personal encounters with Maine wildlife like puffins, seals and even whales! Enjoy a romantic sunset schooner or speeding windjammer ride led by captains who have sailed all over the world. Visitors can also check out local boat yards to see the tradition of world-class boat building that is still alive today.

Boothbay Harbor is recognized for having some of the best sea kayaking in Maine. With water ranging from open seas to more calm and protected rivers and inlets, there are plenty of opportunities for kayakers of all ages and skill levels. You can bring your own kayak or get a rental at one of the many nearby shops. These rental shops also offer guided tours of the area, for kayakers to explore nearby islands or just paddle around the harbor at their leisure.

Monhegan Island
If you are staying in Boothbay Harbor and have some extra time, a trip to nearby Monhegan Island may be worth your while. Monhegan is a small rocky island approximately ten miles off the coast of Boothbay Harbor, accessible by ferry. With no paved roads, cars or streetlights and limited shops and inns, Monhegan is a unique escape from bustling towns. The wooded Island is blessed with 17 miles of beautiful walking trails for any nature-lover to enjoy; but paths can be rough and rocky so remember to wear sensible shoes and consult local trail maps before setting off. The Lighthouse on Monhegan was built in 1824 and is still actively shining. Views from the Lighthouse site are incredible, as one can see the entire village, harbor, mainland and nearby islands. The former lighthouse keeper's house is now a museum focusing on the history and culture of the island.

Nature Walks and Hiking Trails
Boothbay itself is also home to over a dozen stunning nature trails. The Boothbay Region Land Trust preserves over 20 miles of hiking trails for visitors to enjoy year-round. Trails range from easy to challenging and are suitable for visitors of all ages. Trek through scenic meadowlands, forests, wetlands and rocky coastline that all make up beautiful Boothbay - you may even encounter some real Maine wildlife! Barrett Park on Linekin Bay is great for swimming or picnicking and has a playground for kids.

Don't miss the incredible Coastal Maine Botanical Gardens, with 250 acres of gardens and grounds to explore. Boothbay's Botanical Gardens hosts classes, lectures and parties throughout the season.

Golfers visiting Boothbay will want to try out the Boothbay Harbor Country Club's world-class golf course.

Historic Attractions
Kids and adults will enjoy a visit to the Boothbay Railway Village, celebrating over 100 years of operation. The Railway village has a large collection of over 60 antique autos, historic buildings and a narrow gauge railway ride. Also check out the historic Opera House where local plays, concerts and productions are hosted each summer in a lovely historic setting just steps from downtown Boothbay Harbor.

Maine State Aquarium
A visit the Maine State Aquarium is a must for sea lovers, oceanographers or just curious kids, where the largest lobsters come in all colors - white blue and even calico. The Boothbay Aquarium even has a petting tank where kids can touch live lobster and starfish.
