A beautiful, newly built, year-round duplex property is located at the head of Boothbay Harbor and mere steps from shops, restaurants and activities. The duplex property is comprised of 2 single story apartments and this listing is for the SECOND FLOOR unit ONLY.

Enter through the back door of the building into the first floor landing.  Travel up a flight of stairs to a landing and step inside the unit through an exterior grade door.  You are greeted with a large, custom built-in bench crafted from reclaimed lumber, nautical hooks, storage baskets and floor-to-ceiling shelves to organize all of your gear.

A few steps to your left is the open concept living, dining and kitchen area all overlooking the full length, second story front porch with harbor views. Locally harvested and milled red birch flooring runs throughout the space which is anchored on one end by the living area featuring custom built-ins that house a gas fireplace and 55" Samsung 4K UHD smart TV and SONOS sound-bar. The living room furnishings are a mix of comfortable, custom, upholstered seating in durable, indoor/outdoor fabrics; industrial, rugged console and coffee tables; and vintage, painted end tables all anchored by a beautiful sisal rug. The coastal theme references the local area with colors (soft teals, aqua's, persimmon), artwork and found objects.

The kitchen is built and equipped for cooking; clean white cabinetry with stainless steel hardware, quartz countertops, soft gray subway tile backsplash, stainless steel KitchenAid 5 burner gas range & refrigerator w/ice maker, Broan "smart", fully vented exhaust fan and a Bosch ultra quiet dishwasher. The island houses a deep, extra large stainless steel sink equipped with a heavy-duty garbage disposal operated by a countertop vacuum switch. The Kohler pull-down spray faucet makes cleanup a breeze. To the left of the kitchen sink is a garbage/recycling pullout and to the right is the dishwasher. The end of the island features an open cabinet that houses a microwave and cookbooks. Three sturdy, teak stools provide comfortable seating for conversation or a quick bite to eat. There is plenty of cabinet storage and the discerning cook will not be disappointed with the quality or the scope of the cooking equipment or pantry supplies.

The dining area features a beautiful, 60" round, wooden vintage pedestal table and 6 comfortable, white, wooden chairs upholstered in a durable Sunbrella fabric. The adjoining built-in buffet houses everything needed to set a table and features a quartz countertop and durable, open shelving made from the same reclaimed lumber found throughout the interior. Dinnerware serves sixteen (16) and includes traditional earthenware as well as a melamine set. The buffet also serves as a charging station for electronic devices as the vintage cutlery tray makes a convenient holder while the nearby outlet is equipped with 2 USB ports.

Step outside the double french doors onto the the spacious, full-length porch. You will see and feel beautiful IPE hardwood decking underneath and as railing caps. Overhead, on each end, are 2 radiant heaters that will ensure comfort when the mornings or evenings turn chilly. Large flower boxes are mounted at the base of the front railings and provide beautiful color while the three foot knee wall provides privacy from the road. The porch is furnished with 4 swivel, cushioned chairs and two over-sized ottomans covered in a durable Sunbrella fabric. 

The private master bedroom is to the right of the foyer and features a luxury queen bed (NOTE we are changing the bed to KING effective ~ Feb 1, 2018), custom upholstered headboard, bedskirt, pillows and a cream cotton quilt.  Furnishings include a soft, woven carpet underneath, vintage painted chests, recessed and bedside lighting, a 40" Samsung 4K UHD smart TV, a full length, mirror, and a large window overlooking the harbor.  A roomy, walk-in custom closet offers plenty of storage space for all your wardrobe needs. The spacious, en-suite, spa bathroom features a locally controlled, radiant heated, porcelain tile floor; a 60" vanity with quartz counters and ample storage; a custom tiled shower w/built-in bench, custom glass enclosure, toiletry niche for all your supplies, an oversized shower head, and a supplemental adjustable hand shower head; plus a full-size stacked Maytag washer and dryer. The room has open shelving which provides ready access for linens, wall hooks for towels and robes, and a sturdy teak bench offers additional storage or seating. . 

From the foyer, walk down the hallway and you will find two bedrooms.  The first bedroom offers a red/orange palette with nautical touches and features a luxury queen bed,  custom bedskirt, accent pillow, and a terra-cotta cotton quilt.   The built-in dresser provides plenty of storage space which is supplemented by hooks and a hanging bars over the built-in bench.  Furnishings include a sisal carpet,  vintage painted chests, overhead and bedside lighting, a 40" Samsung 4K UHD smart TV, a full length mirror, colorful artwork, a comfy side chair and overhead dimmable and bedside task lighting round out the space.  

The adjoining bathroom is shared with the hallway and accessed through a door from the bedroom. The bath is spacious and evokes a spa feeling with it's crisp and clean palette. There is beautiful porcelain tile underfoot while classic white subway tile surrounds the tub/shower and wrap around the room. Open shelving provide easy access to linens and the 36" teak bench offers additional storage or seating. The tub has sliding glass doors and features an oversized shower head and a simple temperature controller. The vanity features a quartz countertop and plenty of storage. Chrome wall hooks ensure a place for everyone's towel.

The second bedroom has a "sea glass" color palette featuring a luxury, queen bed, a beautiful off-white wooden headboard, custom bedskirt,  pillows, and a cream cotton quilt.  The built-in dresser provides plenty of storage space which is supplemented by hooks and a hanging bars over the built-in bench  Furnishings include a soft, woven carpet, painted, vintage end tables, a 40" Samsung 4K smart tv, a full length, wall mounted mirror, colorful artwork, and overhead dimmable and bedside task lighting round out the space.  The spacious, en-suite, spa bathroom features a porcelain tile floor; a 60" vanity with quartz counters and ample storage; a custom tiled shower w/built-in bench, custom glass enclosure, toiletry niche for all your supplies, an oversized shower head, and a supplemental adjustable hand shower head.  The room has open shelving which provides ready access for linens, wall hooks for towels and robes, and a sturdy teak bench offers additional storage or seating. .

The staircase entry also provides access to the basement laundry room. The spacious laundry room is equipped with a full-sized washer/dryer, drying racks, a clothes steamer and a iron and ironing board. This is also the area where additional kitchen items are found like large stock pots and specialty items. There are garbage and recycling bins here as well.

Each unit/apartment has its own mechanical systems. The hot water is generated by an 80 gallon electric heat pump unit located in the basement. The CENTRAL AIR CONDITIONING and heat is powered by a dedicated, high efficiency, forced air system located in the attic over the hallway bedrooms and controlled in the apartment. The building has a monitored, central alarm system with each apartment having it's own zone or subsystem. All building smoke and environmental (carbon monoxide, temperature) detectors are reciprocating and monitored....if a smoke detector goes off in one area of the building, all detectors will alarm and sound and the local fire dept is contacted. TV and internet is a fiber optic service provided by Lincolnville Communications, a locally owned company. The building has an EERO, cloud-based, wireless network with five devices that ensure seamless connectivity from any room.

Boothbay Harbor has been referred to as the Boating Capital of New England. With over 25 daily boat excursions leaving right from the bustling harbor, there is an adventure waiting for travellers of all ages! Harbor tours are a great way to explore the area and see nearby islands, like Burnt Island and further out to sea Monhegan Island. There are also many excursions that offer up close and personal encounters with Maine wildlife like puffins, seals and even whales! Enjoy a romantic sunset schooner or speeding windjammer ride led by captains who have sailed all over the world. Visitors can also check out local boat yards to see the tradition of world-class boat building that is still alive today.

Boothbay Harbor is recognized for having some of the best sea kayaking in Maine. With water ranging from open seas to more calm and protected rivers and inlets, there are plenty of opportunities for kayakers of all ages and skill levels. You can bring your own kayak or get a rental at one of the many nearby shops. These rental shops also offer guided tours of the area, for kayakers to explore nearby islands or just paddle around the harbor at their leisure.

Monhegan Island
If you are staying in Boothbay Harbor and have some extra time, a trip to nearby Monhegan Island may be worth your while. Monhegan is a small rocky island approximately ten miles off the coast of Boothbay Harbor, accessible by ferry. With no paved roads, cars or streetlights and limited shops and inns, Monhegan is a unique escape from bustling towns. The wooded Island is blessed with 17 miles of beautiful walking trails for any nature-lover to enjoy; but paths can be rough and rocky so remember to wear sensible shoes and consult local trail maps before setting off. The Lighthouse on Monhegan was built in 1824 and is still actively shining. Views from the Lighthouse site are incredible, as one can see the entire village, harbor, mainland and nearby islands. The former lighthouse keeper's house is now a museum focusing on the history and culture of the island.

Boothbay itself is also home to over a dozen stunning nature trails. The Boothbay Region Land Trust preserves over 20 miles of hiking trails for visitors to enjoy year-round.
